The historic core of Glencoe centers on Hennepin Avenue and the surrounding downtown blocks, where the city was first platted back in 1855. If you are buying a home in or near downtown, you are buying into the oldest and most character-rich housing stock in McLeod County's county seat.

Glencoe was laid out in 1855 and incorporated as a city in 1909, and the residential streets that ring the Hennepin Avenue commercial district hold many of the community's oldest homes. Expect a mix of late-1800s and early-1900s frame houses, foursquares, bungalows, and pre-war cottages, often on tighter platted lots close to the street. These homes connect to municipal water and sewer rather than well and septic, but their age brings its own inspection priorities.

In homes of this era we commonly look closely at foundation type and condition. Many have stone or early poured-concrete basements, and we check for moisture intrusion, efflorescence, and signs of past water in low areas, especially given the region's heavy clay-rich prairie soils that hold water against foundation walls. Original or partially updated electrical service is a frequent finding: knob-and-tube remnants, undersized panels, ungrounded two-prong outlets, and crowded or outdated breaker boxes all warrant a careful look and may affect insurability. Heating systems may include aging furnaces or boilers that have been replaced piecemeal, so we evaluate the unit's age, venting, and safe operation.

Older roofs and shallow-pitched additions in our Minnesota climate make ice dams a real concern, and we inspect insulation depth and attic ventilation for the warning signs. We also assess any past additions, porch enclosures, and renovations for permit-quality workmanship. Radon is a statewide concern in Minnesota, and homes of every age and era here can test elevated, so radon testing is something we recommend regardless of the home's vintage.

Downtown homes can be a wonderful value with great walkability to shops and restaurants on Hennepin Avenue, but their age means surprises hide behind charm. A thorough inspection gives you the full picture before you commit.
